I have not sold my home as yet but I am getting a lot of lookers from my efforts of selling by owner. I am retired and spend a lot of time on the computer. I am listed on over 50 sites such as yours. The amount of advertising a seller does depends on, if the home is unique, or simply a nice home in a nice neighborhood. If it is simply a nice home, I would suggest concentrating on more local advertising, and contacting realtors whom would be compromising on their commission. This particular home was a 2,500 square foot log Cabin with a wrap around porch, a huge 3 car garage, and a pool. We considered unique, so..... First, I designed a web site of the real estate. I placed numerous photos and a detailed description of the attributes. I did not exaggerate, but explained in detail, all that I could think of, about the home. I added the location to schools, shopping and work. I added my phone number and E-Mail address, also. I advertised on line, after taking the position of a buyer and doing web searches to see what websites had a good search engine results. (It does very little good to spend your time setting up and spending money to place your property on a web site that get's very little visitors, regardless of their price!). Then I compiled that list of the popular web sites(MIADOMO.COM was one of them), and set up advertising of our home in every free and reasonable priced web site that was on that list. This covered potential buyers that may have been moving to the area from another state or territory. And I advertised in a number of popular local newspapers. I did not scrimp on the adv. I had a nice size photo and noted the website and a few good facts about the home. I placed it for a solid week, so to cover all the days in the week that an individual may buy the paper. I did this about 3 times. All this prevented several unecessary calls or E-Mails. The prospective buyer knew ahead of time, if this home offered was what he was looking for. We bought FOR SALE signs and posted them in front of our home and on a few cross roads with distance printed on the individual signs. I made posters with our web site noted, and placed them on bullentin boards, in local establishments and where ever, I traveled. I did everything and more then what a realtor would do, to expose what we had to offer, to make this sale a success! There are a few tire kickers, but it reduced them immensely, by exposing in detail what our home was.... We took that approach, rather then just trying to get someone/anyone to visit our home, which was in our opinion, wasting our and the buyers time. Selling your home is only as successful, as what you are willing to put into it. Persistance, truthfulness, and heaps* of time is the key. If you are not willing to go out of your way to sell your home. The chances are few that just by putting a sign at your driveway is going to find the right buyer! So, you want to sell your house? As you will see from my experience selling three homes, the best advice I can give you is to be creative! The following are a few of my home-selling strategies 1) I bought a custom designed front yard sign. It cost $35 and looked like a sign from a real estate company. I never put 'by owner' there. I simply wrote 'home for sale' along with my phone number. I hate those red and white front yard signs and recommend everybody have one custom designed to resemble those that real estate companies use. You can even put your photo on it. Why not? Your family picture will probably look better than a photo of a real estate agent. 2) I gave 200 home flyers to my neighbors to distribute to family and friends. I did not care if they knew the price of my house: what was important was that they might know someone who was interested in buying my home. 3)to get listed on MLS, I used a realtor called Treehouse Realty (I think they were in Libertyville) but there are others who will do it for individuals, just do a search on the Internet. 4) I went to the local bank and asked to see the person who manages the mortgage lender's department. I suggested he have one of his people come and sit at my kitchen table with their bank's information and brochures. I gave them the house telephone to use and when someone came in to look, I asked if they were pre-approved with a lender, if not, I directed them to talk to the banker in the dining room, that it was free and confidential and that they were in no way obligated to use that bank or to sign anything -- it was just an easy way for them to have a paper that said that they were pre-approved. Everyone involved won - me, the banker, the prospective buyer. 5) When someone looked at my home and said, "I like your sofa" or something similar, I answered, "If you buy my house, my sofa will come with it." In fact, I sold one house with my old car included in the contract. Here is another idea: include a year’s worth of cleaning service in the contract. I could go on; I used many other crazy ideas to advertise my homes. My point is that the opportunities to advertise your home are only limited by your imagination. I sold three homes without using realtors. The longest I had a house up for sale was 23 days, and that was 3 years ago. I did not need this website to sell my home; however, I was asked to write this note by Svetlana, president of MiaDomo.com, to share my experience with MiaDomo.com home sellers.

There is no universal training manual for realtors called "Modern Real Estate Practices," at least not in CA. Standard practice by reputable agents is never to put the commission on top of the purchase price. Sellers are usually the ones who suggest this practice because they don't want the commission to come out of their proceeds. If the agent had not advertised the property for 1 month, the man would not have sold his house in 6 days. Did he think the buyer came out of thin air? Just putting a for sale sign in front does not get good exposure for your property. People who want to sell their home themselves should be given all the help they need to do so however, they should not be given false information about using the services of a real estate agent. There are advantages and disadvantages to each side, it depends on the individual situation and blanket condemnations of one side or the other does a disservice to both and should be avoided.
